United States

Grocery-anchored retail is the most consistently financeable segment in US retail, with life companies, banks, and CMBS all active at 55 to 65 percent LTV. Lifestyle and experiential centers with credit tenancy and strong sales PSF finance through insurance and CMBS with disciplined sizing. Power centers and unanchored strips require more creative capital, typically debt funds or regional banks with relationship depth.

UK retail remains a specialist market. Grocery-anchored and retail warehousing attract mainstream institutional capital from insurance companies and clearing banks. High-street and shopping center assets transact primarily through specialist debt funds and family offices with repositioning theses.
